This mixed-use development forms a new neighbourhood centre in Witham, Essex, comprising 21 residential units, 450m² of commercial space, and a carefully considered public realm. Set within a constrained context, the design draws on the surrounding landscape to shape both massing and orientation – opening the residential elements toward the south to maximise light, views, and amenity. The north-facing street frontage adopts a more formal character, responding sensitively to its urban edge. The result is a balanced, contextually driven scheme that anchors the site while offering a strong civic and residential presence.
